What is ImmoEx?
ImmoEx is a Chrome extension for real estate agents. It monitors major property portals (Funda, Pararius, Kamernet and more), scores every new listing against your client criteria using AI, and sends you an email the moment a good match appears. It also analyses listings in detail and generates client-ready PDF brochures with one click.
Which browsers does ImmoEx support?
ImmoEx works on Chrome and all Chromium-based browsers including Microsoft Edge, Brave, and Arc. Firefox is not currently supported.
How do I install it?
Install directly from the
Chrome Web Store. Click "Add to Chrome", sign in or create your account, and you're ready. The whole process takes under 5 minutes.
Do I need technical skills to use ImmoEx?
No. ImmoEx is designed for real estate agents, not developers. Adding clients takes about 60 seconds, and the extension handles everything automatically after that. No configuration, no coding.

Which property portals does ImmoEx monitor?
ImmoEx monitors listings from:
Netherlands: Funda, Pararius, Kamernet, HousingAnywhere, 123wonen
Romania: imobiliare.ro, publi24.ro
France & Belgium: SeLoger, LeBonCoin, Immoweb
New portals are added regularly. Each portal is scanned every 30–60 minutes.
How does client matching work?
You add each client's search criteria — city, budget, number of bedrooms, property type, furnished preference, and more. ImmoEx then scores every new listing 0–100% against every client using a weighted algorithm. When a listing crosses your match threshold (you choose the minimum %), you get an email immediately. You see the score and the exact reasons why it matches.
How often does ImmoEx scan for new listings?
The market scraper runs every 30–60 minutes automatically, 24/7. Pro Agent, Elite, and all agency plans get the fastest 30-minute interval. You'll always hear about new listings before your clients do.
What do email alerts include?
Each email alert contains: the listing address and price, the match score and the top reasons it matched your client, a link to the listing, and a ready-to-send outreach message you can copy and forward to the landlord or listing agent immediately. No writing needed on your part.
How do PDF brochures work?
Open any listing page in Chrome, click the ImmoEx extension icon, and click "Create Brochure". ImmoEx reads the listing with AI, extracts all key facts, selects the best photos (removing watermarks automatically), and generates a polished PDF with your agency's name and branding. The whole process takes about 30 seconds.
What is the AI Q&A assistant?
While viewing a listing, you can ask ImmoEx questions about the property and get instant answers — things like "What's the estimated yield on this as a rental investment?", "How does this price compare to the neighbourhood average?", or "What are the key concerns for my client?" The AI has full context of the listing and your client's criteria.
What is DVF Market Data?
For French properties, ImmoEx pulls 12 months of Données de Valeurs Foncières — the official French notarial sales database — for any postcode. It shows average, median, and min/max prices per m², with an AI-generated market commentary in French you can share directly with clients. Available on Elite Agent and Agency Pro plans.
Can I import my agency's own property listings?
Yes. In the Settings panel, paste any agency portfolio URL or upload a CSV file. ImmoEx scrapes the page, extracts all listings with AI, analyses each individual property in full, and adds them to your dashboard — complete with brochure support and client matching. Your own listings are treated the same as any market listing.
Teams & Agencies
Does ImmoEx work for agencies with multiple agents?
Yes. The Boutique Team plan (up to 5 agents, €149/mo) and Agency Pro plan (up to 15 agents, €399/mo) include a shared client database, shared deal pipeline, team chat, and a central admin dashboard. Every agent sees team activity in real time.
Can agents share clients across the team?
Yes. On team plans, clients can be assigned to specific agents or shared with the whole team. Match alerts are sent to the assigned agent, or to all team members if the client is unassigned.
What does the admin dashboard show?
Agency admins can see each agent's usage statistics, last activity, analysis count, brochure downloads, and feature breakdown. Agency Pro includes full analytics with 30-day charts and per-agent drill-downs.
Technical & Privacy
Do I need my own Claude API key?
No. All paid plans (Pro Agent, Elite, and agency plans) run on the ImmoEx platform key — you don't need to sign up for an API key anywhere. The Starter free plan has a monthly usage limit of 3 analyses, which also uses the platform key.
What languages does ImmoEx support?
ImmoEx analyses listings and generates brochures in English, French, Dutch, and Romanian. You can set your preferred language per account. The AI assistant responds in the language you write in.
Is my data private?
Yes. All analyses, client data, and brochures are private to your account. On team plans, data is shared only within your team — never with other agencies or third parties. ImmoEx does not use your data to train AI models.
Where is my data stored?
Data is stored on Railway (EU-based servers). Analyses are also cached locally in your Chrome browser for fast access. You can export or delete your data at any time by contacting support.
